Do I Need a Site Improvement Permit?

 

You do if you are :

 

  • building or modifying decks, add-ons, sheds, etc.

  •  any electrical construction or modification

  •  any plumbing construction or modification

  •  construction, demolition or removal of fences (or anything perceived as a "fence" between RV sites)

  •  removal of trees

  •  planting of trees or shrubs

  •  slab on grade concrete (only permitted for support under the tires only of an RV;  maximum pour is 8'6" x 3'0" per double axle)

 

You do not need a permit for:

 

  • total demolition of existing structures

  • maintenance and repair of existing structures, wiring or plumbing

  • landscaping (as long as drainage is away from neighboring RV sites and there is no removal of trees)

 

REMEMBER: You need a permit signed by two Bylaw Directors BEFORE your start work.

Permit Process (Updated 2018)

 

Process

  1. File park permit including drawings (see BBTA Rules and Regulations for a full list of BBTA allowed improvements and requirements/restrictions).

  2. Once BBTA bylaw approval is given  - file development permit with County of Wetaskiwin (if applicable – see below) – BBTA Board signature required. Submit copy to BBTA Bylaw prior to starting work.

  3. Once County Development Permit number is issued - file building permit with Superior Safety Codes (if applicable – see below). Submit copy to BBTA Bylaw prior to starting work. Once County Development Permit number is issued - file electrical permit (if applicable – see below). Submit copy to BBTA Bylaw prior to starting work.

  4. Once work is complete park permit is reviewed and final sign off is given by bylaw - no park approval is given unless all county mandated permits are in order.

Information on permits is available on the County of Wetaskiwin website www.county.wetaskiwin.ab.ca as well as their designated inspection agencies website - Superior Safety Codes www.superiorsafetycodes.com. The information provided below is for convenience. It is always best to confirm with the County of Wetaskiwin and Superior Safety Codes. All permit costs are your responsibility.

 

Development Permits (County of Wetaskiwin) are required for the following:

  1. Sheds 50sf and over 

  2. Add on rooms (Arizona rooms) – taxable improvement

  3. Decks 2ft high and over – taxable improvement

  4. Covered decks – taxable improvement

  5. Fences over 6ft high

 

Building Permits (Superior Safety Codes) are required for the following

  1. All buildings 100sf over

  2. Decks over 2ft high

  3. All covered decks

 

Electrical Permits (Superior Safety Codes) are required for all electrical work

 

The county requires permits to ensure all development is compliant with zoning regulations.

Superior Safety Codes requires permits to ensure all construction is compliant with the Alberta building code, which has a primary focus on life safety.

With regards to zoning there are County mandated setbacks that restrict development. It is possible to appeal these setbacks but no guarantee that the county will always relax them.
